What Portez actually is, in plain terms.

What is Portez?

Portez gives each of your properties a digital portal that guests open by scanning a QR code or following a link. It carries your WiFi password, check-in details and house rules, and alongside them the local services guests tend to want — cleaning, transport, food, things to do. There is no app for guests to download and no account for them to create.

Who is it for?

Hosts letting one or more properties short-term, mainly in Cyprus and the wider Mediterranean. It works whether you let nightly, for a season, or on longer tenancies.

Does Portez take a cut of my rent?

No. Portez takes nothing from your room revenue and is not involved in your bookings. We are paid through the monthly subscription only.

Do my guests need to download anything?

No. The portal opens in whatever browser is already on their phone. No app, no account, no password.

Earnings and pricing

How the money works, including the parts that are less flattering.

How do I earn from guest services?

When a guest books a service through your portal — a mid-stay clean, an airport transfer, a table, an activity — the commission on that booking is paid to you. You arrange nothing and you are not the one delivering the service.

How much can I actually earn?

It depends on how many stays you have, how long they are and what your guests book. Our calculator estimates it from your bedrooms, nightly rate and occupancy, and shows every assumption it makes. A single property with low occupancy may earn less than the subscription costs — the calculator says so when that is the case rather than hiding it.

What does Portez cost?

Starter is €15 a month for one property, Growth €35 for up to five, and Pro €65 for unlimited properties. One subscription covers your whole portfolio, so the more properties you have the better the economics get.

Do I pay tax on the commission I earn?

Yes. Commission you receive is your income and you are responsible for declaring it. Portez does not withhold tax or account for it on your behalf.

When is commission paid?

Commission is earned on bookings we can attribute to your portal, once the provider confirms the booking was completed and it has not been refunded or charged back.

Getting set up

What the first hour looks like.

How long does it take to add a property?

About five minutes. You type the address and we fill in what we can, then suggest amenities, house rules and a name based on the type of property and the city. Everything suggested can be edited or ignored.

What do I need before I start?

Your address, your WiFi network name and password, and your check-in and check-out times. That is enough to publish. Everything else can be added later.

How do guests get to the portal?

Each property gets its own link and a QR code you can print and put up in the property, or send ahead of arrival. Scanning it opens the portal straight away.

Can I have more than one property?

Yes. You add them one at a time and manage them all from a single dashboard. Your plan sets how many you can have.

Can I change what a portal shows?

Yes. House rules, notices, check-in details and WiFi are all yours to edit, and changes appear in the portal without you having to reissue the QR code.

Guests and access

Who can see what, and for how long.

Can anyone with the link see my WiFi password?

Anyone holding the link can open that portal, so treat it as you would a key. Portal pages are not indexed by search engines and are blocked in our robots file. If a link is ever shared further than you intended, you can rotate it, which immediately invalidates the old one.

How do I give someone temporary access?

You add them in the system and they get their own way in — a link, a QR code or a short access code. Access expires by itself when the stay or the pass ends, so there is nothing to remember to switch off.

Do guests need to give us their personal details?

Not to open a portal. Where you choose to collect guest details, you decide what to collect and why — you are the data controller for that information and Portez processes it for you.

What happens when a stay ends?

Portal access for that guest stops. The property portal itself stays live for the next guest.

Your account

Signing in, cancelling, leaving.

Who can create an account?

Only hosts. Guests and visitors never register — they reach their portal through the link, QR code or access code their host gives them.

Can I sign in with Google?

Yes. You can sign up and sign in with a Google account, or with an email address and password.

Can I cancel?

Yes, at any time, effective at the end of the period you have already paid for. There is no minimum term and no cancellation fee.

What happens to my data if I leave?

Your guest portals stop working. You can export your property data before closing your account, and it stays retrievable for a reasonable period afterwards. We keep records we are legally required to keep, such as billing records.
